What is the difference between a mortgage broker and a bank?
A bank only offers mortgage products from their own institution. As a licensed mortgage professional, I have access to dozens of different lenders, including major banks, credit unions, and private lenders, allowing me to find the best product and rate for your specific situation.
How much does it cost to use a mortgage broker?
In most cases (standard residential mortgages), there is no cost to you! The lender pays the broker a finder's fee for bringing them the business. For alternative, private and commercial mortgages, a broker fee may be charged; all costs will be clearly outlined in advance.
What is the difference between a rate hold and a pre-approval?
A rate hold simply locks in a specific interest rate for a set period (usually 90 to 120 days).
The Process: It requires minimal documentation and can often be done in a few minutes.
The Catch: The lender has not looked at your financial situation. It does not guarantee that you qualify for a mortgage, nor does it guarantee how much money you can borrow.

A pre-approval is a formal, preliminary commitment from a lender stating exactly how much they are willing to lend you.
The Process: The mortgage professional and/or the lender review your credit score, income, employment, and down payment documents.
The Benefit: It includes a rate hold and determines your maximum purchase budget.
Fixed vs. Variable: Which is better?
A fixed rate remains the same for your entire term, providing stability. A variable rate fluctuates with the prime rate, which can save you money if rates drop, but carries more risk if rates rise. The right choice depends on your risk tolerance and financial goals.
